About Scoring
Every lead receives a transparent score from 0-100 based on three factors: distress signals, equity position, and recency. Here's exactly how it works.
1. Distress Signal Weights
Each distress signal on a property adds points to the base score:
Signal Type
Points
Foreclosure
+30
Tax Lien
+25
Probate
+25
Vacancy
+20
Pre-Foreclosure
+20
Code Violation
+15
Delinquent Taxes

2. Equity Multiplier
The combined distress score is multiplied based on the estimated equity position:
Equity Range
Multiplier
50%+ equity
1.5x
30-50% equity
1.2x
Under 30% equity
1.0x
3. Time Bonus
Recently flagged properties get a bonus based on the most recent filing date:
Recency
Bonus
Under 30 days
+10
30-90 days
+5
Over 90 days
+0
4. Final Formula
Final Score = (Sum of Distress Weights × Equity Multiplier) + Time Bonus
Scores are capped at 100. Classification thresholds:
